HOW DOES THIS DISCOUNT LISTING WORK?
It's easy. Both the Seller and Busy Bee Realty share in getting your house sold. I give HUGE DISCOUNTS on my listings. And you, the Seller, save me time and gas. Here is how it works:
1. You call me (502 759 4663) or email me (firstname.lastname@example.org) and tell me you want to list your house.
2. You read thru the website and learn about the program. I am sure you will like what you read.
3. I email or mail or fax you the listing agreement you need to fill out. If you have email, it is quicker and makes a better copy.
4. You send me back the listing agreement to get your house on the Multiple Listing Service.
5. You send me the pictures of your house. If you number the pictures, I will put them in the order you request.
6. The listing goes onto the Multiple Listing Service (MLS) for other Realtors to show their clients.
7. From the Multiple Listing Service (MLS), the listng automatically uploads to many other websites, which could include Realtor.Com, Trulia, Zillow, etc.. Now these sites contract with the MLS to get data and each one is different in its feeds from the MLS. We have no control over what data is supplied from the MLS to these sites.
8. Realtors and Home Buyers call you (or me) to make appointments to see your home. You wait for the right offer and make your sale. Busy Bee Realty assists in negotiations, helps coordinate inspections, helps coordinate title work, helps coordinate your buyer's home loan if needed and is with you to help all the way to closing.
Discount Listing (also called Limited Service Listing) is what we do because you, the seller, work with us to get the house sold. You email or fax the forms. You email the pictures. You show the house. You take calls from prospective buyers to show the house. This is Team Work in selling a house and it works great and saves you thousands of dollars.
IS THERE OTHER WAYS I CAN SAVE MONEY OR EVEN MAKE MONEY SELLING MY HOUSE AND BUYING ANOTHER HOME?
Certainly, it is Home Buyer's Rebates. Also called Home Buyer Rewards or Home Buyer Incentives or sometimes it is called "Cash at Closing". Busy Bee Realty offers Home Buyer Rebates up to 50% of Busy Bee's Commission (minus a Listing Realtor Bonus if necessary) which could be $1500 on every $100,000 of sales price up to $5000 maximum.
The Smith Family could save 3% commission listing their home with Busy Bee and then could "make" 1.5% of the commission on the home they buy using Busy Bee as their sole and exclusive real estate brokerage for both deals. On a $300,000 home sold with Busy Bee flat fee around $9,000 is saved - if the Smith Family has Busy Bee Realty as their sole and exclusive real estate brokerage to buy a house for $300,000, they could "save" $4500 buying that house. That is $13,500 potential savings and they only paid Busy Bee a total of $300 to $800 (depending on the program) in the first place. This applies to ANY house on the MLS listed by ANY Realtor!

WHAT IS THE MULTIPLE LISTING SERVICE?
MLS stands for Multiple Listing Service. The MLS is a database of homes for sale in a certain area. The MLS is used by Real Estate Brokers to list homes and find homes for their clients. Listing in the MLS is the best way to make Real Estate Brokers aware of your home. Typically, the MLS is the only tool Realtors will use to find homes for their clients. Only Realtors can look for properties on the MLS and only Realtors can list property for sale in the MLS.
WHAT HAPPENS WHEN A REALTOR WANTS TO SHOW MY HOME?
Your name and telephone number are placed in the "Agent Only Remarks" section of the MLS listing. Realtors are instructed to contact you to schedule a showing. The Realtor wishing to schedule a showing calls you to schedule an appointment. We recommend that you meet them to let them in, provide a flyer or the seller'statement of property condition. Give them a quick introduction to the property and then let them look around on their own. Possibly take a seat in the kitchen or living room so they can return to you if they have questions, however, don't follow them thru the house. After they are finished and leaving, just simply ask if they have any questions.
WHY SHOULD I HAVE MY PROPERTY LISTED ON THE MULTIPLE LISTING SERVICE?
Real Estate Brokers use the MLS almost exclusively to search for homes and property for their clients. Since more than 80% of Buyers are represented by a Broker, we feel that having your home listed in the Multiple Listing Service is extremely important.
WHAT COMMISSION DO YOU RECOMMEND OFFERING BUYER'S AGENTS?
There is no standard commission. The majority of sellers offer the Buyer's Agent 3% at closing. Typically 3% listings seem to get more attention from Buyer's Agents than 2% listings. If you happen to find a buyer on your own, you will not have to pay buyer agent commission increasing your savings. So if you choose the Flat Fee Plan, you pay no commissions at closing and just one dollar to Busy Bee Realty at closing.
AT WHAT PRICE SHOULD I LIST MY HOME?
The price you decide is up to you. A price set too high will not bring buyers. Since you will be saving so much in commissions you may decide to be aggresive in pricing and undercut your competition. You should know what homes are selling for nearby and price appropriately. You set the price and we get it advertised well on the Multiple Listing Service.
HOW LONG UNTIL MY HOME IS LISTED ON THE MULTIPLE LISTING SERVICE AND REALTOR.COM
Usually within one business day after receiving your listing forms and photos, your home will be advertised on the Multiple Listing Service. Realtor.Com and other websites will pick it up in one to two days. We have no control over the content displayed on wesites other than the Multiple Listing Service. Websites each have individual contracts with the Multiple Listing Service and independently upload different amounts of photos etc. We only manage the Multiple Listing Service portion of your listing. And the Multiple Listing Service uploads to those sites depending on their contract with those sites.
You may request a refund up to 30 days from your purchase date (less $25 processing charge) and have up to 60 days from the purchase date to complete your listing. Once your property has been listed on the Multiple Listing Service (MLS), the listing service that you paid for has been completed, and a refund cannot be processed.
