2.  Get a Pre Approved Letter for your next home.  Your Seller will Request it with your offer and it gives you credibility. You get this from your mortgage officer or bank - Discuss the rebate with the loan officer at this time.  Busy Bee Realty can provide names/numbers of loan officers that are familiar with home buyer rebate/reward programs for you to choose from, if you desire.

3.  Start your home search!  Use wwww.busybeekentuckyhomes.com .  The Multiple Listing Service homes for over 1/2 of Kentucky is there.  Also look on Realtor.Com   Email Busy Bee Realty and tell us which homes you are going to see.  Contact the Listing Realtor, tell the Realtor that you have a broker that you work with, Chuck Bahner @ Busy Bee Realty to write any contracts  and that you want to see his/her listed property and your Broker will not be able to go with you.  That you just need the to provide you access and lock up after you are done.  Most Realtors will be very happy to show a potential buyer their listing.

 

If however the Listing Realtor does not want to show you the home, which would be rare and very unfair to their seller.  Busy Bee Realty offers Listing Realtors 10% of the Busy Bee Realty Commission at closing to unlock the door for you and lock the door after you are done.  Busy Bee Realty wants everyone happy in each transaction.  Go to www.kentuckyhomebuyerrebate.com and print out the Listing Agent Bonus form to hand to the Listing Realtor when he/she lets you in.

4.  If you want to see a home, immediately tell the Listing Agent that you already have an Buyer's Agent representing you.  If Busy Bee Realty is able to join you, we will go see the home.  If Busy Bee Realty is busy when you are available, just let the Listing Agent know that your Realtor is unable to join you at that time and could you see the home?  Go see the home with the Listing Agent, do not fill out any forms at that time and then call Busy Bee to let us know if that is the home you want.  We set up all the forms for you with the offer that you want, no worries.

6.  Receive your rebate at closing!

Rebates will be documented on the HUD in all cases.  Rebates can be in two separate forms depending on the needs of the title company and the mortgage company.

 

 Option 1:  Buyer's Agent Commission being split on the HUD and the Title Company writes two checks - one check to you as buyer for half the commission and one check to me for half the commission.  In this case, you walk away from closing with a check in your hand   

 

Option 2:  Or if the Title Company or Mortgage Company does not want to do that, then the half commission that is yours as buyer can be taken off the sales price of the HUD.  In this case, you have lowered your sales price of the home to an amount equal to half the buyer's agent commission.  Either way, it is a great deal for buyers!

 

Discuss the rebate with your loan officer ahead of time so that you will know whether you are going to do Option 1 or Option 2.

SIGNING THE BUYERS AGENCY CONTRACT WITH BUSY BEE REALTY:  The Buyer's Agency contract is a contract between you the buyer and Busy Bee Realty.  This contract does the following:

 

1.  Ensures that you are working with Busy Bee Realty and we are your Buyer's Agent for all real estate purchases for a certain time period.

2  Tells other agents that you are working with Busy Bee Realty and will not become a prospect of or a client of the Listing Agent or any other agent.

PLEASE NOTE:  The Buyer's Agent Contract is a very important part of our real estate rebate system.  Please let other agents know immediately that you have a Buyer's Agent and show any agent a copy of it upon their request.  We never want other agents to think you may become their prospect or that you could work with them.  Also, please remember the Listing Agent represents the Seller, not the Buyer.  Therefore do not tell the Listing Agent your info while you are touring the home.  Do not tell the Listing Agent if you like the property.  Do not discuss financing, your income, your job etc.  Keep your information private.  We do not want the Listing Agent to have any information that the Seller can use against you.  If you are asked personal questions by the Listing Agent, simply state, "I am just viewing the property, my Agent would be glad to answer any questions, do you have his name and telephone number?"  and at the end of your viewing, you could say, "Thank you for the viewing.  My Agent may be in touch with you".
